This document defines the services provided by UNIFIED MAINTENANCE SERVICES and the limits of those services.
All works are subject to assessment prior to commencement and are carried out in accordance with agreed scope, safety requirements, and applicable regulations.
UNIFIED MAINTENANCE SERVICES provides professional property maintenance, repair, and improvement services to residential and small commercial properties. Services are focused on practical, non-structural works delivered in a controlled and methodical manner.
• General property maintenance and minor repairs
• Adjustment, repair, or replacement of worn or defective fittings
• Rectification of minor defects caused by wear and tear
• Shelves, mirrors, pictures, and noticeboards
• Curtain rails, blinds, and tracks
• Bathroom accessories (e.g. towel rails, holders, mirrors)
• Television wall brackets, subject to wall type being disclosed and assessed as suitable
• Adjustment and trimming of internal doors
• Replacement of handles, hinges, latches, and locks
• Minor non-structural joinery repairs
All works are subject to assessment and suitability.
• Filling and repairing small holes or cracks
• Localised patch repairs
• Cosmetic surface repairs following maintenance works
This does not include full decorating or finishing works.
• All non-notifiable electrical works permitted under Part P, carried out only within competence and excluding work requiring certification, specialist testing, third-party sign-off, or scheme membership.
• Like-for-like replacement of electrical accessories
• Minor alterations to existing circuits where non-notifiable and within competence
All electrical work:
• Is carried out outside special locations
• Complies with BS 7671
• Is tested and verified for safety
Any work requiring notification under Part P of the Building Regulations will not be carriedout.
• Replacement of taps, washers, and cartridges
• Toilet seat replacement
• Shower heads and hoses
• Repair of minor leaks on visible and accessible pipework
No work is undertaken on concealed systems, drainage systems, or pressurised systems beyond this scope.
• Removal, refitting or changing of radiators
• Draining down and refilling heating systems
• Bleeding radiators and restoring system pressure
• Minor cosmetic works associated with heating installations
All gas work, boilers, pipe alterations, commissioning, balancing, or fault-finding are excluded. No responsibility is accepted for system performance issues, leaks, or component failures arising from the condition of existing installations.
• Clearing blocked sinks, basins, and traps
• Clearing accessible external gullies
• Rodding accessible drains
This excludes CCTV surveys, excavation, or structural drainage repairs.
• Replacement of bricks where clearly non-structural
• Small-area repointing for cosmetic or minor weather protection
• Non-loadbearing installations
No work affecting structural elements, openings, damp-proof courses, cavity trays, wall ties, or load-bearing components is undertaken.
• Full installation of domestic flooring
• Sub-floor preparation and correction
• Use of levelling compounds where required
Structural floor alterations and major damp remediation are excluded. All flooring works are subject to the existing substrate being suitable. No responsibility is accepted for underlying movement, moisture, or latent defects.
• Full tiling of small bathrooms or WCs
• Wall and floor tiling
• Substrate preparation, including backer boards and uncoupling systems
Wet rooms, tanking systems, and specialist waterproofing are excluded.
• Minor, localised repair works and touch-ups only
• Making good following maintenance or repair works
Full redecorations are excluded.
• Fence installation and panel replacement
• Gate installation and adjustment and latch replacement
• Shed installation and repairs
Load-bearing boundary structures, fencing forming part of a structural support system, works requiring
planning permission, party wall agreements, land surveys, boundary disputes, or determination of legal
boundaries are all excluded from this scope.
Roofing repairs are excluded; gutter cleaning and debris removal only.
Minimal gardening works (e.g. weeding, bed clearance, tidy-ups)
Hard and soft landscaping works
Excavation associated with landscaping works only, such as:
Preparing ground for paving, edging, sleepers, or turf
Digging for planting, borders, or landscaping features
Excavation is limited to shallow works typical of domestic landscaping. No responsibility is accepted for damage to unidentified or inaccurately marked services.
• Removal of fixtures, fittings, cupboards, and shelving
• Lifting of floor coverings or tiles as part of agreed works
Structural demolition is excluded.
• Replacement of window and door handles, hinges, and locks
• Adjustment of windows and doors
• Replacement of non-structural sealed glass units where accessible
Replacement of sealed units is limited to existing frames assessed as serviceable. No responsibility is accepted for frame condition or future failure.
• Installation or adjustment of door and window locks
• Fitting basic security hardware (hasps, bolts)
• Like-for-like replacement of smoke or heat alarms
• Replacement of alarm batteries
• Installation of fire extinguishers or signage where no certification is required
• Surface mould treatment
• Ventilation improvements
• Sealing minor gaps to reduce draughts or moisture ingress
• Basic insulation and draught-proofing works
Structural damp treatment and diagnostic surveys are excluded.
• Temporary or make-safe repairs
• Actions to prevent further damage
• Short-term solutions pending permanent repair
• Removal of light waste generated by works
• Additional or bulky waste removal only where agreed in writing at quotation stage
• Use of customer-supplied materials accepted without warranty or responsibility for
compatibility
The following are not provided under any circumstances:
• Structural or load-bearing works
• Gas work or gas appliances
• Boilers or heating system alterations
• Electrical works requiring notification under Part P
• Roofing repairs
• Groundworks or excavation other than as defined under landscaping and fencing works
• Boundary determination
• Asbestos-related works
• Fire alarm systems, CCTV, or access control systems
• Full refurbishments or layout changes
• Stand-alone surveys, diagnostics, or advisory visits
• All works require safe access and suitable working conditions
• Adequate lighting, power, and clear work areas must be available
• Work may be paused, rescheduled, or declined where conditions are unsuitable
The customer is responsible for confirming boundary positions and the location of underground services. No responsibility is accepted for inaccuracies or undisclosed services.
• A limited workmanship guarantee is provided
• Covers workmanship only
• Excludes materials, wear and tear, misuse, and pre-existing defects
• Time-limited as agreed at booking stage
All works are subject to assessment. UNIFIED MAINTENANCE SERVICES reserves the right to
refuse, limit, or discontinue any work that is unsafe, unsuitable, or outside the defined scope.
This Scope of Works applies to all enquiries, quotations, and bookings unless otherwise
agreed in writing.
